New neighborhoods, new roofs, same Texas sun
Much of Cibolo was built in the last twenty years, and newer roofs have their own quiet problems: builder-grade shingles that wear early, pipe boots that crack in the heat, and ventilation that runs the attic hot. Catching those early is cheap. Ignoring them is what gets expensive.
When the whole street has the same roof
Subdivisions go up together, so roofs age together. That doesn’t mean you need a new roof because a neighbor got one, but it does mean yours has seen the same years and the same storms. A free inspection tells you where yours actually stands.
Storms through Guadalupe County
Hail and wind storms come through this side of the San Antonio area most springs. After one, walk the yard and check from the ground:
- Shingles that are missing, lifted, folded, or sitting in the yard.
- Dents on gutters, downspouts, vents, and the AC unit, a sign hail hit the house.
- Piles of shingle granules at the bottom of the downspouts.
- Bent or loose flashing around the chimney and roof edges.
- New water stains on ceilings or around upstairs windows.
- Stay on the ground. Don’t climb a wet or damaged roof. Take photos from the yard and call us.
Repair or replace
On a newer roof, the honest answer is usually a repair, and that’s what we recommend when it’s true. On a roof that’s worn out everywhere, we explain why replacement is the better spend. We install shingle, metal, tile, and flat roofs.
Insurance
We inspect storm and hail damage, document what we find with photos, and can meet your adjuster at the house. We don’t file or negotiate your claim, and nobody can promise what insurance will pay. The claim stays between you and your insurance company.
