Why chimneys leak
Where the chimney comes through the roof, there’s a joint that has to be sealed with flashing. Over time that flashing can pull loose, rust, or crack, and the sealant dries out in the heat. Water runs down the chimney and into the gap. A missing or broken cap lets rain straight down the flue, and cracked mortar lets water soak into the brick.
Signs of a chimney problem
Look for:
- Water stains on the ceiling or wall next to the chimney.
- Loose, bent, or rusted flashing where the chimney meets the roof.
- Cracked or crumbling mortar between the bricks.
- A missing, rusted, or damaged chimney cap.
- Bricks that are flaking or loose.
Fix the real cause
Sometimes a leak blamed on the roof is the chimney, and sometimes a leak blamed on the chimney is the flashing. We trace the water back to where it starts. If the fix is the flashing and not the brick, we say that. Because we do both roofing and chimney work, the same crew can repair whichever one it is.
