Roofs on rental houses
Killeen has a lot of rental houses. Tenants rarely look up at the roof, and they may not mention a small ceiling stain until it’s a big one. By the time a leak gets reported, the decking, insulation, or drywall may already be wet.
A roof check between tenants catches those problems while they’re still small. We look at the shingles, flashing, vents, and gutters, take photos, and tell you what needs attention now and what can wait.
If you’re moving out or moving in
Plenty of families move in and out of Killeen on a schedule they don’t control. If you’re selling, renting out, or buying a house here, knowing the roof’s condition ahead of time takes one surprise off the list. We can come out and give you a plain answer on what the roof needs.
Bell County storms
Spring storms in Bell County can bring hail and strong wind in a short time. Hail bruises shingles and dents gutters, vents, and AC units. Wind lifts shingle edges and breaks the seal that holds them down. After a storm, check from the ground:
- Shingles that are missing, lifted, folded, or sitting in the yard.
- Dents on gutters, downspouts, vents, and the AC unit, a sign hail hit the house.
- Piles of shingle granules at the bottom of the downspouts.
- Bent or loose flashing around the chimney and roof edges.
- New water stains on ceilings or around upstairs windows.
- Stay on the ground. Don’t climb a wet or damaged roof. Take photos from the yard and call us.
Repair or replacement
If it’s a few shingles or a flashing, we repair it. If the roof is worn out across every slope, we tell you that too, and why. We install shingle, metal, tile, and flat roofs, and we also handle gutters, siding, windows, and fences.
Insurance
We inspect storm and hail damage, document what we find with photos, and can meet your adjuster at the house. We don’t file or negotiate your claim, and nobody can promise what insurance will pay. The claim stays between the owner and the insurance company.
