Older houses and newer houses need different things
Georgetown has a mix of homes. Older houses often have steeper roofs, more chimneys, and more places where one roof line meets another. Those joints, valleys, and chimney flashings are where leaks usually start, and they need careful work when a roof is repaired or replaced.
Newer houses tend to have simpler roofs, but they come with their own issues: builder-grade shingles that wear sooner than you’d expect, pipe boots that crack in the heat, and attic ventilation that wasn’t always set up well. We look at what your house actually has instead of assuming.
Chimneys, valleys, and flashing
Many leaks aren’t a bad roof at all. They’re a gap in the flashing where the roof meets a chimney or a wall, or a valley that’s worn thin. Those can often be repaired without replacing the whole roof.
We also do chimney repairs, so if the brick or the cap is part of the problem, the same crew can handle it.
Choosing a roof for a Georgetown house
We install shingle, metal, tile, and flat roofs. Some homeowners want a new roof to match the look of an older house; others want metal for how it handles heat and wind. Metal costs more up front than shingles, so it isn’t the right call for every budget. We go over the trade-offs for your house and let you pick.
After a storm
Hail and wind can do damage you won’t see from the driveway. Before you call, take a careful look from the ground:
- Shingles that are missing, lifted, folded, or sitting in the yard.
- Dents on gutters, downspouts, vents, and the AC unit, a sign hail hit the house.
- Piles of shingle granules at the bottom of the downspouts.
- Bent or loose flashing around the chimney and roof edges.
- New water stains on ceilings or around upstairs windows.
- Stay on the ground. Don’t climb a wet or damaged roof. Take photos from the yard and call us.
Storm damage and insurance
We inspect storm and hail damage, document what we find with photos, and can meet your adjuster at the house. We don’t file or negotiate your claim, and nobody can promise what insurance will pay. If the roof needs work, we do the repair or replacement. The claim itself is between you and your insurance company.
