A town full of rentals
San Marcos has a lot of student rentals, and rental roofs are easy to forget. Tenants rarely look up, and a small ceiling stain can go unreported until the decking and insulation are wet. A roof check between tenants catches those problems while they’re still cheap to fix.
If you own a rental here, we can inspect, photograph what we find, and send you the pictures so you see the roof without making the drive.
River air, big trees, and roofs
Neighborhoods near the river and the older parts of town have mature trees, and shade keeps roofs damp longer after rain. Leaves and limbs collect in valleys and gutters, hold moisture against the shingles, and shorten a roof’s life. Keeping valleys and gutters clear is one of the cheapest ways to protect the roof.
Storms in Hays County
Spring storms move through San Marcos like the rest of the I-35 corridor. Hail bruises shingles and dents gutters and vents; wind lifts shingle edges and breaks their seal. After a storm, look from the ground:
- Shingles that are missing, lifted, folded, or sitting in the yard.
- Dents on gutters, downspouts, vents, and the AC unit, a sign hail hit the house.
- Piles of shingle granules at the bottom of the downspouts.
- Bent or loose flashing around the chimney and roof edges.
- New water stains on ceilings or around upstairs windows.
- Stay on the ground. Don’t climb a wet or damaged roof. Take photos from the yard and call us.
Repair or replace
If the damage is limited, we repair it. If the roof is worn across every slope, we tell you that too, and why. We install shingle, metal, tile, and flat roofs, and we also handle gutters, siding, and windows.
Insurance
We inspect storm and hail damage, document what we find with photos, and can meet your adjuster at the house. We don’t file or negotiate your claim, and nobody can promise what insurance will pay. The claim stays between you and your insurance company.
